<p>Location &#8211; don&#8217;t jump in to buy a property because the market is bearish. Consider the location of the property very scrupulously. The truth is a property with a bad location won&#8217;t fetch you a good price even if the market is bullish. If you have an interest in buying property then ensure that the property is suitably located.</p>
<p>It should be in the vicinity of shopping complexes, malls, surgeries, faculties parks and is going to be easily reached by road and mass transit systems. It could be true that a property will cost you relatively more if it is well located. </p>
<p>long-term &#8211; making an investment in property is a long-term offer with convincing returns over a period. However, you have the assurance of your incomes continuously over a few number of years provided you use a prudent and disciplined approach when you invest in property. A property that can fetch good rental earnings is a gold mine.</p>
<p>Don&#8217;t think of selling such a property. Lease it out instead. Always put aside a certain portion of the revenue for upkeep and maintenance. Many backers who flipped properties found themselves in the middle of a property market crash and were saddled with properties that they couldn&#8217;t dispose off. </p>
<p>You need to sell or hire it straight out. The renter will ask for deductions on the rent with the debate that these be changed against the down-payment and closing costs. In all likelihood, the renter will not buy the property at the end of the lease and the proprietor would have lost a lot of money in terms of kickbacks on the rent. The lease agreement should have a clause that stops the tenant-buyer from defaulting on the purchase by allowing you to forfeit the deposit. </p>
<p>Local &#8211; Buy local, think local. Concentrate on the idea of investing in buying local property ; at least at the beginning of your real estate investment career. Do not rush to buy property in another state or country, as you would not be so knowledgeable about the conditions. Making an investment in property in other states will boost your expenses vis commuting. Consider the incontrovertible fact that as a prospective owner you will have to inspect the property to determine if there is any damage every month. You&#8217;ll also have to ensure that the property is not being misused in any way.</p>
<p>It makes for better business sense for you to think local and buy local.</p>

<p>We are stepping to the left at the moment, and then taking a step or two back to take a look at what we are at present doing. That is healthful and, albeit odd to admit, encouraging. Investors have been courageous but intelligent and it paid off for three months in a good rally. Merge that with fears of inflation or a increase in interest rates by reason of impending labors by the Federal Reserve to trump inflation and you have a very unsound economic system on which to run a stabilizing market. Be encouraged, however, because investors are doing the right thing and the economic slowdown after a hefty rally is a great, healthy thing. This gives the economy to even out and build under the new rally ahead of starting another one and gives the state time to begin giving the dollar financial CPR and allows the Fed to control interest rates and inflation. Everyone wins.</p>
<p>&#8220;A sideways move in the economy is in fact a corrective move. You dispose of the overbought state when you move sideways,&#8221; said Keith Springer, leader of Sacramento-based Capital Financial Advisory Services. Analysts and experts warn that the rally was a bit too much for the economy to control and that a minor pullback is in order to recapitulate and coagulate before moving at all further. The S&amp;P 500 index ascended 40% ever since March, something that usually takes years to accomplish. That is massive and requires a fit break to gauge the situation and look for helpful news prior to pressing on.</p>
<p>The major indexes moved less than 1% last week, creating a nice solid halt. &#8220;I&#8217;m inclined to take the market action the last two weeks as reasonably positive,&#8221; said Uri Landesman, from ING Investment Management global growth strategies.</p>

<p>Let&#8217;s discuss the complexities of options and how they differ from trading stocks. First of all stocks are simply one-dimensional trading vehicles, the dimension of &#8220;price movement.&#8221; For example, one can go long a stock if he/she is forecasting a rise in the price of the underlying asset. The stock trader doesn&#8217;t need to worry about time or changes in volatility affecting the outcome of his trade. The stock trader only needs to focus on the asset&#8217;s price movements.</p>
<p>So those are the basics about stocks, but what about trading options? Options are like trading 3 dimensional vehicles&#8230;direction, time and volatility. Let&#8217;s look at a real-trading example to clarify the difference in the trading world:</p>
<p>A stock takes a full year to move up 10%. The stock trader who bought and held on to his stock has just made 10% on this particular trade. However, the option trader might have made nothing at all or even lost money if he just bought an option.</p>
<p>So why did the option trader lose money if the stock went up? Well, it&#8217;s quite simple really. The option trader lost the time value of his options. Each option has time premium factored into the option price, and if the move doesn&#8217;t happen fast, then the option trader will most likely lose money if he is simply buying Calls. Also, the volatility will most likely drop on the asset as the price rises, and this will also cause the price of the option to fall.</p>
<p>This is why we need to be educated in order to trade options. Simply buying Calls and Puts makes option trading very difficult because of the elements of time and volatility. Remember, options are three-dimensional vehicles, and if we don&#8217;t understand how to manage these 3 complexities, we shouldn&#8217;t trade them. After we understand options more in depth, these investment vehicles can make money in any type of market. Options are very adaptable and allow investors to be very creative once the understanding is there.</p>

<p>Just Pay For the Stock You Buy</p>
<p>Cash is still the best way to purchase any investment. Buying stock on margins will necessitate the price of the stock rising enough to not only cover your cost and fees, but enough to cover the interest charges imposed by the stock firm offering the margin purchase. Unless your crystal ball is a good one, and your stock picks take off, that is a lot of pressure for the stocks price to rise. Of course if the price falls you are still responsible for that loss plus any interest due on the original purchase price. You may owe quite a bit more than the stock is worth when you sell.</p>
<p>Buying on Margin</p>
<p>When you borrow money to buy a car you pay back what you borrowed, plus an interest charge. This is the same with marginal stock. You are borrowing part (usually around 80%) of the stock price from the broker. For this service the broker will charge you interest. If you buy a $100 stock you give the broker $20 and borrow $80. You then pay interest on that $80 until you sell. So theoretically, If the stock goes up to $150 you must give the broker back their $80 plus the interest for the time you held the stock. The great part in using margin (if the stock goes up) is making a $20 investment you have gotten your $20 back plus a $50 profit minus whatever interest is due. Many day traders use this method to make a lot of money by buying and selling stocks quickly &#8211; sometimes buying in the morning and selling in the afternoon &#8211; hence day trading.</p>
<p>The Real Magic Is Knowing What Stock To Buy</p>
<p>If your interested in margins the best advice is to know your stocks. One bad bet can cost a lost of money. Conversely, it can make you a bundle. History can help with a stocks&#8217; rises and falls but circumstances of a particular day can affect a solid stock to a great extent. Think what would happen to the health insurance provider&#8217;s stock if the government announced universal health care for the citizens of the United States. Everything affects the stock prices &#8211; politics, weather, the moods of the people. When a few of the banks borrowed from the government most bank stock whet down, even if they were not borrowers from the fed.</p>
<p>Margin/Cash &#8211; so which is the best way?</p>
<p>It comes down to your mindset when it comes to risk. If you will get ulcers worrying about the money you owe on margin it might be a good idea to stay out of the market all together, or buy mutual funds and let someone else worry about the return. Paying cash leaves you in a more flexible position while the margin gives you greater potential. The most important thing is to do your research and invest with your head not your heart.</p>
